ABSTRACT: Over the next decade, transport and logistics companies will have to adapt to a number of challenges, given the impact of global crises and wars, the impact of the Covid-19 pandemic, as well as the development of artificial intelligence and the rapid expansion of e-commerce. For a long time, business zones were considered a place of centralization of the manufacturing sector, but recently there have been more and more investments in the services and trade area. Today, the modern business zone contains all these branches of the economy and as such should be designed as multifunctional and with developed logistics to meet demands. It is crucial for a successful business logistics zone to choose a location and infrastructure which will make it attractive to the economy.
